From the Preface: "The information contained in the following pages is designed to give a general idea of the conditions affecting land settlement and the investment of capital in agricultural pursuits in Southern Rhodesia. It is hoped that it will not only assist the enquirer to decide whether or not the country is worth a visit of inspection, but will also be of material help in enabling him to decide on a definite line of action subsequent to his arrival in the country should he ultimately decide to migrate.

"The problem of settlement in Southern Rhodesia presents features which render it somewhat different from the same problem in most of the larger dominions. In the first place she is the youngest self-governing Colony of the Empire, having assumed Responsible Government on the 1st October, 1923. 

"Probably few countries that are suitable and open for European settlement are so favourably placed in the matter of farm and domestic labour. There is a native population of about one million, and a large proportion of the males offer themselves for employment on farms, mines, and towns. They are easy to train, fairly industrious and with proper treatment bevome efficients servants. It is sometimes said that such a large native population limits the scope of proper European settlement, as compared with countries where the employment of unskilled white labour obtains, and this is in no doubt to some extent correct".
